1. What you're buying

The STR Multi-Property Profitability Toolkit ("the Toolkit") is a digital product consisting of interactive models (HTML/JavaScript, delivered as files you open in a web browser) and written guidance documents. It is sold as a one-time purchase for a single license, not a subscription.

2. License

On purchase, you receive a personal, non-exclusive, non-transferable license to use the Toolkit for your own property portfolio. You may not resell, redistribute, sublicense, or share the Toolkit files with anyone outside your own organization, or repackage the Toolkit (in whole or part) as your own product.

3. Price and payment

The current price is displayed at checkout. Payment is processed by Stripe; we do not store your card details. All sales are in USD.

4. No professional, tax, or legal advice

The Toolkit provides models and general guidance based on figures you enter yourself. It is not financial, tax, legal, or real estate advice, and does not replace consultation with a qualified professional for decisions specific to your properties. It does not address, and makes no representation about, short-term-rental permitting, zoning, licensing, or tax requirements, which vary by jurisdiction and are your responsibility to confirm locally. Any numbers the Toolkit produces are only as accurate as the inputs you provide.

5. No outcome guarantee

We do not guarantee any specific financial result, occupancy rate, or business outcome from using the Toolkit. Any illustrative examples shown (in the product or on the sales page) are examples only, not a representation of typical or expected results for any buyer.

7. Limitation of liability

To the maximum extent permitted by law, we are not liable for any indirect, incidental, or consequential damages arising from use of the Toolkit. Our total liability for any claim is limited to the amount you paid for the Toolkit.

We may update these terms from time to time; the version in effect at the time of your purchase governs that purchase.

9. Governing law

These terms are governed by the laws of North Carolina, without regard to conflict-of-law principles.
